Day numbers are the LOI’s own periods, not a calendar guess: Day 0 is PSA execution, the Seller delivers documents within five business days, the Property Inspection Period runs 120 days and may be extended in four 30-day increments at $10,000 each (to Day 240), and Close falls within 30 days of the conditions being satisfied or waived. Title review and document review both sit inside the Inspection Period, not after it. Calendar dates are anchored on the PSA date held in data/deal-terms.js and move with it — nothing on this page hardcodes a date or a period. Extension payments go to escrow, are credited against the purchase price, and are released to Seller if the deal does not close, so they are a real cost only in the no-close case — but they are cash out the door on the day they are paid either way. The $66,000 of diligence budget is the eleven scopes below and nothing else: it does not carry extension fees, legal, or title costs. Business days ignore public holidays, so the seller-document date is one day early in a week containing one. Vendor rows are placeholders until proposals land; a scope with no vendor rows is reported as solicitation pending rather than shown as complete.
